With regard to section 48 of the Landlord and Tenant Act 1987, my client's agent has made reference to a section 47 Notice. I understand that this also needs to be served as our client is living overseas. Is this correct and, if so, what format should it take?
!
Sec 47 of the Landlord and Tenant Act 1987 requires the name and address of the landlord to be on any demand for rent. It also states that if that address is outside England and Wales then an address within England and Wales, at which notices may be served, has to be provided. There is no prescribed format. Provide the information and cross reference it to the section. e.g. "In fulfillment of section 47 of the Landlord and Tenant Act 1987 the name and address of your landlord is XXXX"
