We have let a residential property on an unfurnished assured shorthold tenancy. The tenant wishes to fit a new bathroom suite, central heating and a wood/coal burning fire.
Would we have to pay him compensation for the improvements at the end of the tenancy? |

Be careful of allowing these sorts of arrangements. What will happen if the tenant starts the work and then finds larger problems?
Negotiate carefully and throughly with the tenant and get a written agreement covering all the improvements. Ensure the tenant is aware that they will be liable for any costs if the landlord has to arrange contractors to "put right" the tenant's works. |
